Why I specialize in CalHFA
Most loan officers treat CalHFA as a nuisance — extra paperwork, an extra approval step, a smaller commission check than a big-ticket loan. So they quietly steer buyers away from it, or never mention it at all. The result is renters being told "come back when you've saved more" when a state program would have covered their down payment this year.
I made the opposite bet: do the hard program deeply enough that it becomes easy. Know the income limits by county, the program rules as they change, which condo buildings the programs approve, and how to get an assistance-backed offer taken seriously by a listing agent. That expertise compounds — and it's why this entire practice is built around down payment assistance rather than treating it as a side dish.
